The Gemstone

Located in downtown Attelboro’s former Jewelry District, this entitlement development was a challenging but opportunity-filled mixed-use project. It faced hurdles on several fronts, but we were up for it.

Among the constraints were an odd-shaped site and a rigorous jurisdictional approval process. Perhaps the most challenging effort was one that is largely unseen. The building is perched above the floodplain, so it needed to minimize impact on the site below and allow flood waters to pass beneath. As such, the ground floor footprint could not exceed the total square footage of the existing building footprint. Despite this, upsides abound. Not the least of which is the prime downtown location just several hundred feet away from the commuter rail station. We collaborate closely with our clients, city administrators, and neighborhood interests to design a building that works hard for all. The result is a beautiful triangular building that is six stories tall with fifty 1-bedroom units, ten 2-bedroom units, a shared roof deck, thirty covered parking spaces, bicycle parking, first-floor amenity spaces, and commercial retail. Overall, the design embraces its location, showcasing the river and celebrating the Jewelry District’s distinct character and industrial heritage in a modern way.
